Welcome back dear reader. Your dude Brent had a great weekend of due diligence and family fun. And part of that meant spending Friday night looking at thousands of gallons of human feces. And by the end of it… I couldn’t have been happier!

Over the weekend I was doing intensive due diligence on the RV Park property I’m under contract on. Due diligence just means doing all you can to ensure that your investment is a good one and there’s nothing so wrong with the property as to ruin your investment. On a single family house this is pretty routine. On a property that comprises several acres in the woods and has multiple buildings and large infrastructure it’s all taken to the next level.
When I first started investing in real estate one of the most common refrains was ‘I could never do that, I don’t want to fix toilets.’ I’d reply ‘of course I don’t want to fix toilets, but I want financial freedom more than I don’t want to fix toilets.’ This last weekend was a definite test of that same attitude. I’d scheduled to meet with a septic expert to review the property’s septic system. To say I was apprehensive about the meeting was an understatement. First, I’m even worse with this kind of stuff than the average dude (I’m a total wuss, I gag changing my own kids diapers). Second, if there’s anything that could be a show stopper for my due diligence THIS was it. septic systems can be INSANELY EXPENSIVE to fix and replace. I knew to get comfortable with this purchase I needed to know that everything was working as it should as well as the mechanics of the septic system should problems arise.
I met the expert at the septic system on Friday night. He removed the lid and revealed thousands of gallons of human waste. I unconsciously backed away. He cracked a smile and said ‘why’d you back away?’ My instant reply was ‘instinct!’ He then went on to point to different parts of the system and walk me through how the system worked. I went from sheer disgust to fascination! Such a simple, yet elegant system. Even better, he explained that everything so far was looking good. He’d still need to pump it and run a camera, but there were no obvious signs of problems. SUUUCH a relief!
I walked away from the experience on cloud 9. First, because I’d crossed off a major item on my due diligence checklist. Second, because I’d faced a legitimate fear that I’d had since finding out this property was on septic. I’d faced a fear… and now it was no longer an obstacle to my success.
