Yup, you read that right.

Greetings my peoples! Your dude Brent just went under contract on an RV Park! Yes those places where boomers and #vanlife people hang out at! Am I crazy? Always possible… Let’s examine.

Yes you read that right. I’m in the process of buying an RV park. And if your wondering what that is… well it’s just what it sounds like. A place where people can take their RV and camp. It also has cabins and tent sites. Its different from your traditional mobile home park (ie trailer park) in that people typically don’t live there full time and its geared towards short stays.

My biggest reason for wanting to dive into RV parks is that old Wayne Gretzky quote about ‘skating where the puck is going.’ When I first started investing in self storage whenever I told people what I did they looked at me like I just told them I was getting my face tatted up like Jelly Roll. No one was curious and certainly very few people thought it was a good investment idea. Then a couple years ago something happened… all of the sudden people were asking me about how to get into Self Storage! Word had gotten around that it was a killer business and it showed. It had become a ‘sexy’ thing to invest in. The word was out. And it became a LOT tougher to find good deals as everybody and their dog was trying to buy one.

When I tell people I’m trying to buy an RV park I get the same reaction… That disbelief gaze… Even more, sometimes people say ‘ick!’ This, to me, is a GOOD sign. It means the competition will be low for a while to come. RV parks only just became more easily investable with traditional commercial loans in the last decade. I’ve been told time and again that investing in RV Parks now is similar to investing in Self Storage in the 90s. If there’s even a tiny bit of truth to that I'm in a great spot.

So I teased a while back that I was working on an investment idea that took advantage of the Silver Tsunami phenomenon. This is it. I’ve been researching these things like crazy for over a year and they are the nigh unto the perfect vehicle to take advantage of this trend. RV parks are already massively benefitting from the ‘Silver Tsunami’ of boomers retiring and will for decades to come. RV parks in general have a number of amazing things going for them:

  • The number of new households identifying as regular campers increased by more than 22 million between 2014 and 2021

  • Most RV parks (90%) are owned by small-time investors with five properties or less. Essentially lots of inefficiencies = $$$$

  • RV ownership has increased by more than 62% since 2001

  • trends such as #vanlife and remote work are causing more people to use RV parks than every before

  • RV parks are often considered a recession-proof asset class. Even during economic uncertainty, RV parks can remain profitable thanks to their ability to provide travelers with an affordable alternative to expensive hotels and resorts. During the 2008 recession and the years after, RV parks continued to see an upward growth in revenue while other asset classes declined.

  • RV-sharing apps are resulting in higher occupancy For RV parks

  • RV parks have dozens of ways you can add revenue to your bottom line

  • RV Parks have great tax benefits due to the ability to do cost segregation studies on a faster amortization pace

  • Millennials are buying RV parks at higher rates now than baby boomers!

  • RV parks generally have a MUCH higher return on investment then other comparable forms of Real Estate

Of course not everything about RV park investing is roses. RV Parks are an interesting beast in that they are kind of half a Real Estate play and half a business. They have full time staff and you have to keep your reviews high. I’m still in the due diligence phase, but if everything works out I’m excited to diversify my Real Estate Portfolio further and learn this unique business. Think I’m crazy?
